Resale 5-room flats are not all the same size. HDB changed its designs over the decades, and many older 5-room flats are larger than the ones built today. The floor area is printed on the floor plan, so check it for the exact unit before you buy or plan a renovation.

What Is Inside a 5-Room HDB Flat

A 5-room flat has 3 bedrooms, not five. HDB counts the living area and the dining area as rooms, which is where the name comes from.

A typical new 5-room flat has:

  • 1 master bedroom with an attached bathroom
  • 2 common bedrooms
  • 1 common bathroom
  • A living and dining area large enough to set aside a study corner
  • A kitchen with a service yard
  • A household shelter, which most owners use as a storeroom

It suits a family with two or three children, a family with grandparents living in, or anyone who works from home and wants a proper study.

5-Room HDB Floor Plan: How to Use the Extra Space


The extra living space is what you are paying for in a 5-room flat, so plan it on purpose. These are the layouts our designers use most often.

A study that does not take a bedroom

Set the study at the far end of the living area with a glass partition or a half-height wall. You keep all three bedrooms and still get a quiet place to work.

A proper dining area

A 5-room flat has room for a six-seater dining table without it blocking the walkway. Placing it next to an open or semi-open kitchen makes serving easier and both spaces feel larger.

A bigger master bedroom

Some owners combine the master bedroom with the common bedroom next to it to add a walk-in wardrobe. This needs an HDB permit and only non-structural walls can be removed. See our guide to HDB hacking rules first.

Storage along the walls

With more wall length, full-height cabinets can run along one side of the living area without making the room feel narrow. This keeps the floor clear and the space open.

How Much Does It Cost to Renovate a 5-Room Flat?

A 5-room flat costs more to renovate than a 4-room flat because there is more floor, more wall and usually more carpentry. Resale flats cost more again, because old tiles, cabinets and wiring have to be removed first.
